Affordability is not just the lender’s maximum. A useful budget also includes closing cash, ongoing ownership costs and room for life after the purchase.

Build a real-world budget

Start with after-tax household income, recurring debt, savings available for the down payment and closing, plus a monthly comfort ceiling. Then compare that with a lender’s mortgage qualification.

What to include beyond the mortgage

  • Property taxes
  • Strata fees where applicable
  • Home/condo insurance
  • Utilities
  • Maintenance reserve
  • Parking/commuting changes
  • Future childcare or other known commitment

EXAMPLE  A buyer may qualify for a larger mortgage than they want to carry. NuHaven should show both “qualification estimate” and “comfort budget” as separate numbers.

A Comfortable Budget Is Different From a Maximum Approval

A lender's maximum is based on qualification rules and the information used in the application. Your own comfort level also needs to account for how you actually live. Build your target purchase range so that you can still handle savings goals, travel, childcare, transportation, unexpected repairs and normal life after the purchase.

A useful process is to test three scenarios: comfortable, stretch, and do-not-exceed. Use the comfortable scenario for your normal search. Keep the stretch scenario only for a property that clearly earns the trade-off, and set the do-not-exceed number before an emotional offer situation.
